Logistics take-up exceeded one million square metres in Spain in the first half of 2026

This represents an 80 per cent increase on the same period last year, according to the latest analysis by Cushman & Wakefield.

The Spanish logistics market has closed the first half of 2026 with a strong pace of activity, despite an international context marked by geopolitical uncertainty. Take-up has exceeded one million square metres across the country, an 80 per cent increase on the same period last year, according to the latest analysis by Cushman & Wakefield.

Madrid and Barcelona are the main drivers of this trend, with high demand for high-quality logistics space. In both cities, take-up continues to perform well, whilst availability continues to fall and rents for prime properties continue to rise.

Madrid exceeds 600,000 square metres of take-up
Logistics take-up in Madrid has exceeded 600,000 square metres during the first six months of the year. The data shows that, for the time being, the Spanish market is not experiencing a significant impact from the conflict in the Middle East. The second quarter was particularly strong, with growth of 123 per cent compared with the same period in 2025. Between April and June, figures similar to those of the first quarter were recorded, meaning that both periods exceeded 300,000 square metres of new lettings.

This trend confirms one of the strongest starts to a financial year in recent years for the Madrid logistics market. Demand is driving positive net take-up, whilst, at the same time, vacancy rates are gradually falling, standing at below 9 per cent at the end of the second quarter. Companies continue to show a clear preference for state-of-the-art logistics facilities. Sixty-two per cent of transactions exceeding 5,000 square metres finalised in 2026 involved Grade A assets, a trend that reflects the interest in efficient, sustainable facilities tailored to the current needs of supply chains.

Barcelona enjoys one of its best half-years
Barcelona has also performed exceptionally well during the first half of 2026. Take-up exceeded 480,000 square metres, 90 per cent more than in the same period the previous year, and in the second quarter alone, 245,000 square metres were let, 80 per cent more than between April and June 2025. Based on these results, Cushman & Wakefield forecasts that Barcelona’s logistics market could exceed 600,000 square metres of take-up by the end of the financial year. Activity is mainly concentrated along the region’s major logistics corridors, with the AP-7 corridor playing a particularly prominent role, accounting for 60 per cent of the transactions carried out in 2026.
