Real estate logistics is becoming increasingly attractive and driving up prices in key hubs: the sale value is set to rise by 6.4% in 2025

The logistics property market in Spain ended 2025 with increases in both sale prices and rents, according to the ‘Iberian Property Market Report Q4’ compiled by MVGM. The data reflects a sustained positive trend throughout the year, with particular strength in the main logistics hubs.

The national average sale price stood at €476 per square metre, representing a quarterly increase of 1.2% and a year-on-year increase of 6.4%. The upward trend has persisted throughout the year, consolidating the performance of the logistics segment within the wider property market.

At regional level, the Community of Madrid, Catalonia and the Basque Country recorded the highest figures. Madrid tops the ranking with an average price of €774/m², followed by Catalonia at €603/m² and the Basque Country at €541/m², all of which are above the national average.

Rents are also rising
In the rental market, the national average price has reached €4.5 per square metre per month, after rising by 1.1% in the quarter and 5.8% year-on-year.

The main logistics hubs continue to see rents above the national average. The Community of Madrid recorded an average of €5.3 per square metre per month, whilst Catalonia and the Basque Country stand at €5.2 per square metre.
